Written by Jemimah Clegg for Focus Fire and Safety

The Building Commission of Victoria’s Building Regulations 2006 regulate to ensure fire safety is being maintained in buildings and places of public entertainment.

Fire safety items in a building are known as Essential Safety Measures and the maintenance of these items is vital for the life, safety and health of occupants over a building’s lifetime.

Focus Fire and Safety provides Essential Safety Measures Audits to ensure the building passes the compulsory annual certification, the Annual Essential Safety Measures Report (AESMR).

Focus Fire and Safety offers a number of packages to suit the needs of our clients. Our friendly team can help you decipher the needs of specific buildings in order for them to comply with the Building Regulations 2006.

Compliance with the regulations is essential to the safety of the residents of any building. Focus Fire and Safety makes compliance achievable, affordable and simple.

Our mission is to provide our clients with peace of mind in all aspects of the compliance of their buildings.

How do we make compliance simple?

1.   Independent Auditing

Focus Fire and Safety will attend your building to conduct an audit of the specialist fire providers who service items such as fire extinguishers, fire hydrants and hose reels, emergency and exit lighting, and alarm systems. These are known as “active items”.

Focus will provide a Status Report outlining any existing faults with recommendations for rectification. Prompt rectification of faults ensures your building is always up to date, and avoids any fines, building notices/orders etc. that can be administrated by councils and statutory authorities for non-compliance.

Most importantly, the identification and rectification of faults ensures your building is safe for its occupants.

2.  Maintenance of “Passive Items”

Many of our clients choose Focus to look after “passive” Essential Safety Measures, such as exit doors, fire and smoke doors, paths of travel to exits and fire rated structures.

This is a cost effective solution for owners and managers who currently use Focus for ongoing auditing. Please feel free to ask our office about Focus Fire and Safety Passive Maintenance solutions.

3.  Management

Management is a one stop solution preferred by innovative, time-poor property managers and owners. Focus Fire and Safety offers identification and management of all Essential Safety Measures, including administration of all repairs and ongoing maintenance.

Many of our clients choose Management for buildings where Focus conducts Independent Auditing and Passive Items. Focus Management gives clients a comprehensive overview of the status of their building, ensuring faults are rectified in a timely manner and compliance is achieved throughout the building.

Our professional team can handle all issues great and small, from general administration to large scale fault rectification. With expertise in fire safety regulations and practices, Focus Fire and Safety Management will ensure peace of mind for building managers and owners.

4.  Compulsory Annual Compliance

The Annual Essential Safety Measures Report (AESMR) is required for all flats, apartments and commercial buildings. The report is compulsory as outlined in the Building Commission’s Building Regulations 2006.

Focus Fire and Safety can provide your building with an AESMR based on the previous year of regular maintenance and auditing.
